About Majors Ranch

Due to the fact that we live on and enjoy the ranch, we are able to market many re-sales on the Majors.

Majors ranch, until the sub-division was formed in the mid 90's, was a 22,000-acre working cattle ranch. The original sub-division consisted of 172 parcels, with the smallest being 40 acres and the largest over 308 acres. Property lines were established using ridge lines and valleys as opposed to the square or rectangular parcels used in many sub-divisions in the area. Thus, all parcels have their own personality and uniqueness, giving owners something different from their neighbors as well as privacy. The ranch was divided into 4 phases, each of which has it's own unique topography.


In addition to several county roads within the ranch, a system of private roads was established to provide easy access to all parcels within the ranch. Power and phone along the road system are available to all parcels. A septic system and well will be needed and many excellent wells have been drilled in the area.

Covenants for owners on Majors are quite moderate. The main thrust is at least a 1200 square foot home, no outside signs advertising a business and the power and phone lines are to be run from the roads underground to building sites. Parcels of 70 acres or more can be divided one time, and each parcel is allowed a main home and a guest home plus outbuildings. There is no time frame for owners to improve their property.


Many have put a motor home or travel trailer on their properties to enjoy it before or while they are building. Covenants are just enough to protect your peace-of-mind and investment without being so restrictive as to ruin enjoyment of your property.

Wildlife is abundant on the Majors. There is a large herd of bighorn sheep which move around the area. The herd has grown substantially over the past 10 years, and numbers over 40 animals. There is also a large herd of elk which migrate around the area. Other wildlife includes antelope, wild turkeys, rabbits, deer, coyotes and even a few roadrunners.

Property owners on the Majors also enjoy two access points from our private roads into BLM and state land on Silver Mountain. This is a real plus, since access to this type of land is slowly being cut off by private land owners.
